contract samples

Can anyone direct me to where I can find sample contracts.  I will be
speaking with a potential client tomorrow who wants a "top line" website and
the dollar amount we are talking is more significant than what I'm used to
(actually I'm used to word of mouth and a handshake - so far I haven't had
any problems collecting these "smaller" fees) but I think for this job I'd
like to have a written agreement.  I've seen the contract in the HWG
archives but it seems to be sorely outdated - 1995.  I would like to have a
fairly straightforward and not to complicated contract to offer her - it's a
small single owner business that sells a service so I dont want to drop a 20
page legal document on her that niether of us can understand.  I'd like
something short and to the point if that's possible.
