ASP/VBScript: VbCr to <br> and MS Access

I store <textarea> submitted info in an Access memo field.  Before I INSERT
or UPDATE the field, I do a [ replace("text", VbCr, "<br>") ] so as to be
able to show hard returns (paragraphs) when the text is later displayed on a
webpage.  However, I want to be able to trim all training returns that the
user who entered the text might have inadvertently added.  The problem is
that Access stores the replaced text as "<br>|" (the | character being the
rectangular box that ASCII uses to display a carriage return.)  I can't seem
to "capture" "<br>|" for replacement with "".  Any advice?
