Modern Contemporary Web Site

Hey everyone-
 
My client from http://www.besthomes.net <http://www.besthomes.net/>
wants to move to a more modern contemporary web page.  She hasn't gone
into great details, but she wants something:
 
1.	Side navigation, no more top navigation.
2.	Easy to load and use, nothing fancy.
3.	Colour scheme of reds, blacks, and whites (colour scheme of
parents company)
4.	"modern contemporary" layout.. simple, clean, and elegant.
 
Umm.. anyone have any examples of "modern contemp"?  I've scowered the
internet for real estate web pages with no avail to something that we
both like.
 
Any help and assistance would be EXCELLENT.
