I am a programmer, not a designer, but if i was in charge of overhauling this 
website (http://www.besthomes.net/) I'd stop by useit.com for usability 
guidelines.     I bought Nielsen's book when I had to overhaul a site here at 
work and found it invaluable.   I believe you would be well on your way to 
making this site Simple, Clean and Elegant if you made it usable - no matter 
what color you end up with.
